Under Contract in Less Than 24 Hours

When you’re a buyer in a seller’s market (like the current market), or when a property is in a high demand location, you have to be ready to move quickly and make a strong offer. And that’s exactly what happened when my clients Pam & Jim found a property online, flew in from California, made an offer, and went under contract, all in less than 24 hours.

Pam is a native New Orleanian, and she and her husband Jim have lived in California for years. Missing her hometown, she wanted a place here that she could call her own. Pam and Jim’s plan was to buy a property here in New Orleans, rent their main house in California, and return to the West Coast occasionally to stay in their back house. They looked and looked for the right home here – but at the time, nothing was a good fit. So, they decided to take a break from their search and renovate their back house in California.

“Get on a Plane Tomorrow”

Then one day, Jim happened to be looking online and found a brand new listing on Robert Street, Uptown. They excitedly called me. One look, and I agreed the house had everything they wanted – a great location that’s walkable to shops and restaurants on both Magazine Street and Prytania Street — like The Wine Seller, Crepe Nanou, St. James Cheese Company, and Pizza Domenica, AND a two-car garage, which is extremely rare for that neighborhood. Pam asked what they needed to do. I knew the house would get scooped up quickly, so without a second thought, I said, “Get on a plane tomorrow.”

Beating Out Other Potential Buyers

The next morning, Pam flew into town, and we saw the property that afternoon at 3 pm. Smitten with the home, Pam fell deeper in love even after seeing it in person. We went straight back to my office, wrote a strong offer, and gave the seller and the seller’s agent until 4:45 pm that same day to either accept or decline it. We knew they had a 5 pm showing to another potential buyer, and we were intent on communicating how serious Pam and Jim were about the purchase. The sellers were being relocated to Atlanta, and we hoped that our offer would seal the deal.

Thankfully, our strategy worked, and we were under contract on a new home for Pam and Jim within 24 hours. Today, my clients are the proud owners of this Uptown gem!
